The closed homes were compelling
Twelve homes closed in the $1.25 million-to-$1.449 million range during July. The median closed property found a buyer in seven days and received 15 showings before going pending. Those are signs that the successful homes drew serious attention.
Pending activity adds caution
Only two homes went pending during July, even though 12 closed. That is not a contradiction. July closings often represent contracts written in June or earlier, while July pendings are a more current measure of buyer commitments.
Small segments can look dramatic
Only 13 homes were available at month-end. With a relatively small group, a handful of distinctive properties can shape the median. The middle seller received 98.4% of the original asking price, so speed did not automatically mean every seller received a premium.
What likely created urgency
At this price, buyers often care about land, views, privacy, layout, condition, outbuildings, and a location that cannot be easily duplicated. When a home satisfies several of those needs at once, the buyer pool may be smaller but much more decisive.
What this means for your situation
Market statistics describe groups of properties, not the value or likely outcome of one individual home. Buyers should compare the property with the choices available in its exact price range and location. Sellers should look at the homes buyers can choose today, not only the sales they remember from a tighter market.
If I had to sum up July in one sentence: Snohomish’s successful $1.25 million-to-$1.449 million homes moved quickly because buyers responded to compelling properties, but July’s low pending count makes the timing distinction essential.
