Why Are Some Homes Sitting in Snohomish Right Now?

The market is not reacting equally to every home

One of the biggest misunderstandings right now is assuming that because some homes are selling quickly, everything should be selling quickly.

That is not what is happening in Snohomish.

Yes, there are homes getting picked up almost immediately.

But there are also homes sitting for weeks, along with canceled and expired listings still happening throughout the city.

The difference usually comes down to positioning.

Buyers are comparing everything right now

Today’s buyers are paying attention.

They are comparing homes more carefully, watching pricing closely, and deciding whether a property actually feels worth it compared to everything else available.

That is especially true once buyers move outside the lower price ranges where competition is strongest.

Under 649K for detached homes, inventory is still very limited and buyers are moving fast.

But once more options become available, buyers become much more selective.

Pricing is a bigger issue than many sellers realize

This month’s data shows something important.

The 650K to 849K range is still moving very quickly, averaging around 3 days on market, but sellers are only averaging about 97.5 percent of original list price.

That tells me buyers are still active, but they are pushing back on pricing.

Sellers who are pricing ahead of the market instead of with the market are seeing resistance.

And once a home sits, buyers start wondering why.

Buyers are not overlooking tradeoffs as easily

When inventory was extremely tight, buyers were more willing to overlook things.

That is becoming less common.

Condition issues, awkward layouts, busy locations, deferred maintenance, outdated finishes, or unrealistic pricing are standing out more now because buyers have more choices in many ranges.

That does not mean homes with tradeoffs cannot sell.

It just means the pricing has to reflect reality.

What this feels like in real life

The homes getting the best response right now are the ones where buyers walk in and immediately feel like the value makes sense.

Those are the homes getting strong traffic and quick decisions.

The homes sitting are usually creating hesitation somewhere.

Sometimes it is obvious.

Sometimes it is subtle.

But buyers are noticing it.

The real answer

Some homes are sitting in Snohomish right now because buyers are being more selective about value, condition, and pricing.

The market is still active.

But buyers are no longer reacting aggressively to every listing just because it hits the market.

That means sellers need to position their home carefully from the start instead of assuming the market will carry them.
