Which Seattle Price Ranges Were Most Competitive in July 2026?

Competition was spread across several budgets
The median closed seller received 100% of original asking in every Seattle resale range below $1.35 million. Above $1.35 million, the median result was 100.6%. That is an unusually consistent set of successful-sale results.
The fastest ranges were higher
Homes from $1.05 million to $1.349 million took a median of five days to find a buyer, while homes at $1.35 million or more took six days. The $700,000-to-$849,999 range took eight days, and $850,000 to $1.049 million took nine.
Volume tells another story
The under-$700,000 range produced 53 closings, and $850,000 to $1.049 million produced 50. Those were the largest closing counts. Buyers were active across the spectrum, but the exact home still determined whether competition moved beyond asking price.
Successful sales are not the entire inventory
These medians describe homes that closed. Seattle still had more inventory and fewer closings than last July. A fast median can coexist with active listings that are sitting because the strongest homes pull the successful-sale statistics downward.
What this means for your situation
Market statistics describe groups of properties, not the value or likely outcome of one individual home. Buyers should compare the property with the choices available in its exact price range and location. Sellers should look at the homes buyers can choose today, not only the sales they remember from a tighter market.
If I had to sum up July in one sentence: Seattle’s successful resale market was competitive across multiple price ranges, with the fastest medians above $1.05 million and the largest closing counts below $1.05 million.
