Under $700,000 moved fastest
The under-$700,000 resale range recorded a five-day median before going under contract. Seven homes closed, five went pending, and the middle seller received 100% of the original asking price. It was fast, but the small closing count deserves context.
The $850,000-to-$1.049 million range was also active
Fifteen homes closed and 18 went pending. The median closed home took nine days, and the middle seller received 98.4% of original asking. This range combined meaningful transaction volume with fairly quick successful sales.
The $700,000-to-$849,999 range took longer
Fifteen homes closed here too, but the median time was 24 days and sellers received 96.4% of original asking. Buyers were purchasing, yet they had more room to compare and negotiate.
Why the median is not the whole market
These times apply to closed homes. They do not include every active property still waiting. One range can produce a fast median because the homes buyers selected were strong, even while other listings in the same budget continue to sit.
What this means for your situation
Market statistics describe groups of properties, not the value or likely outcome of one individual home. Buyers should compare the property with the choices available in its exact price range and location. Sellers should look at the homes buyers can choose today, not only the sales they remember from a tighter market.
If I had to sum up July in one sentence: Lynnwood’s under-$700,000 closed homes moved fastest, while the $850,000-to-$1.049 million range showed the strongest combination of speed and volume.
