The strongest broad range

The $750,000-to-$949,999 range produced 12 closings, 10 pending sales, and a six-day median before going under contract. The median seller received 100% of the original asking price. That combination made it one of the healthiest broad segments in July.

The busiest range was different

The $600,000-to-$749,999 range produced 18 closings and 21 pending sales, the highest activity counts, but its median closed home took 18 days and the middle seller received 98.8% of original asking. Busy did not automatically mean strongest seller leverage.

The eye-catching percentage needs context

The $950,000-to-$1.149 million range finished at 102.9% of original asking, but only two homes closed. A two-sale sample can be moved dramatically by one standout result, so I would not treat 102.9% as the expectation for every seller in that range.

How I would define competitive

If competitive means the best combination of meaningful sales volume, speed, and seller price retention, the $750,000-to-$949,999 range stands out. If it means the highest number of transactions, $600,000 to $749,999 wins.

What this means for your situation

Market statistics describe groups of properties, not the value or likely outcome of one individual home. Buyers should compare the property with the choices available in its exact price range and location. Sellers should look at the homes buyers can choose today, not only the sales they remember from a tighter market.

If I had to sum up July in one sentence: Lake Stevens had different winners depending on the definition, but $750,000 to $949,999 offered the strongest broad combination of speed and seller leverage.
