Where Is the Most Housing Inventory Sitting in Everett Right Now?

The most housing inventory in Everett is sitting in condos right now.
Using May 2026 NWMLS data, Everett had 118 active condo listings, compared to 72 active townhome listings, 50 active new construction listings, and 409 active listings across the whole city.
That matters because people often talk about the market like everything is either hot or slow. Everett is more layered than that.
Where the Inventory Is Sitting
Condos had the highest inventory count among the housing types I track, with 118 homes for sale. During the same period, 33 condos went under contract and 31 closed.
Townhomes had 72 active listings, 14 pending sales, and 17 closed sales.
New construction had 50 active listings, 6 pending sales, and 8 closed sales.
For the whole city, Everett had 409 active listings, 181 pending sales, and 142 closed sales.
So yes, there is inventory in Everett. But where that inventory is sitting matters.
Condos Are Giving Buyers More Options
Condos are one of the areas where buyers may have more choices right now.
Everett condos had 118 active listings and a median of 21 days on market for the homes that sold. That is noticeably slower than the whole city median of 6 days.
That does not mean condos are not selling. They are.
It means buyers shopping condos may have more breathing room than buyers shopping certain resale price ranges for single-family homes.
New Construction Is Also Worth Watching
New construction also stands out because there were 50 active listings but only 6 pending sales in May.
That tells me builders may have more inventory to work through compared to the pace of buyer activity.
For buyers, this may create more room to compare options, ask questions, and possibly negotiate depending on the builder, the project, and the specific home.
For sellers, it is a reminder that resale homes are not only competing with other resale homes. In some cases, they may also be competing with brand-new options.
Price Range Inventory Looks Different
When looking only at residential resale price ranges, the inventory picture changes again.
The $750,000 to $949,000 range had 37 active listings, which was the highest among the resale price ranges shown in this report.
The under $599,000 range had only 26 active listings but 32 pending sales, which suggests that the lower price range was moving quickly despite limited supply.
The $1.15 million and above range had only 6 active listings, so luxury inventory remained limited.
The Bigger Takeaway
When someone asks, “Is there a lot of inventory in Everett?” the answer is, “It depends where you are looking.”
Condos and new construction are carrying a noticeable share of the available inventory. Some resale price ranges are still moving very quickly, especially under $599,000.
That is why a broad market headline does not tell the full story.
