Where Is All the Inventory Sitting in Bellevue Right Now?

Many people hear that inventory is increasing and immediately assume that homes are piling up everywhere. That is not what the Bellevue data shows.

In May 2026, Bellevue had 644 active listings citywide, but the inventory was not spread evenly across the market.

The biggest concentration of inventory was actually in two areas. Condos accounted for 259 active listings, while luxury resale homes priced above $2.15 million accounted for 94 active listings.

Townhomes came in at 87 active listings, and new construction added another 101 active homes for buyers to choose from.

On the other end of the spectrum, the under $1.199 million resale range only had 8 active listings available.

That is a huge difference.

A buyer shopping under $1.2 million is competing in a completely different market than someone shopping above $2 million.

This is one of the reasons broad market headlines can be misleading. Bellevue is not one market. It is multiple markets operating at the same time.
