Where Is All the Inventory in Lynnwood Right Now?

One of the questions I hear all the time is:

"Where is all the inventory?"

The interesting thing is that Lynnwood's inventory isn't spread evenly across the market right now.

Looking at the May 2026 numbers, Lynnwood had 298 active listings at month end. But once you start breaking that down by property type and price range, the picture looks a little different.

Condos and Townhomes Are Carrying a Lot of the Inventory

The biggest chunk of inventory right now is actually in the attached housing market.

Lynnwood had 89 active condo listings and 85 active townhome listings at month end.

Combined, that's 174 active listings.

When you compare that to the city's total inventory, condos and townhomes make up a pretty significant piece of what's available right now.

New Construction Is a Smaller Piece of the Puzzle

Lynnwood had 37 active new construction listings during the reporting period.

That's obviously a much smaller number than what we're seeing in condos and townhomes, but it's still a noticeable part of the overall inventory picture and honestly Lynnwood's new construction inventory is the lowest out of all of the city reports I pull each month.

Where Is the Residential Resale Inventory?

Looking at resale homes, most of the inventory was concentrated in just a couple of price ranges.

The $850K to $1.049M range had 36 active listings, which was the largest resale inventory category in Lynnwood this month.

The $700K to $849K range had 18 active listings.

After that, inventory starts dropping off fairly quickly.

There were 13 active listings between $1.05M and $1.249M and 8 active listings above $1.25M.

At the lower end of the market, there were only 5 active resale listings under $699K.

What I Found Interesting This Month

The overall inventory number for Lynnwood was 298 homes.

But when you start breaking that number apart, you can see that most of the available inventory is concentrated in condos, townhomes, and a handful of residential resale price ranges.

That's one of the reasons I like looking beyond the citywide statistics. The overall number tells us how many homes are available, but it doesn't tell us where those homes actually are.
