A separate detailed export contained 90 Marysville July sales, and 39 closed above list price. That was roughly 43%, a much larger share than several nearby cities in the same export.

ZIP code 98270 carried most of the volume

Twenty-seven of 57 sales in ZIP code 98270 closed above asking. The broad Marysville subdivision label also recorded 16 above-list sales among 30 transactions, showing that competition was not limited to one tiny pocket.

Several subdivisions stood out

Four of five Soper Hill sales and two of three Shoultes sales closed above list. Sunnyside recorded seven above-list results among 18 sales. These are strong observations, but small samples can move quickly from month to month.

Price still shaped demand

The city report shows that most resale pending activity occurred below $750,000. Location mattered, but a compelling home still needed to meet the buyer pool at a price where enough households could participate.
