Competition appeared in specific pockets

A separate detailed export contained 71 Lynnwood July sales, and 10 closed above list. Four of the 23 sales in ZIP code 98036 finished above asking, giving that ZIP the clearest concentration in the export.

Alderwood Manor and Martha Lake stood out

Two of five Alderwood Manor sales and two of seven Martha Lake sales closed above list price. Those are useful clues about where individual properties attracted competition, but both groups are too small to create a rule for every nearby home.

The citywide market was more negotiable

Across Lynnwood, the median closed seller received 97.6% of original asking, down from 100% one year earlier. Inventory rose to 340 homes, and the median closed sale took 20 days. Most sellers were not experiencing an automatic bidding war.

What likely separated the winners

Location, condition, layout, lot, updates, commute access, and a launch price that made the value obvious could still pull buyers together. The right comparison is the individual home against its immediate alternatives, not the neighborhood name alone.
