Above-list sales were real, but not typical

A separate detailed export contained 90 Bellevue July sales, and 10 closed above list price. That is about 11%. The majority did not sell above asking, which fits the broader citywide picture of more inventory and greater buyer choice.

ZIP code 98006 stood out

Six of the 30 sales in ZIP code 98006 closed above list price. That made it the clearest geographic concentration in the detailed export. It does not mean every 98006 home was competitive, but it shows where several individual wins clustered.

Somerset also appeared repeatedly

Three of seven Somerset sales closed above asking. Neighborhood reputation, setting, views, schools, lot characteristics, condition, and the number of comparable alternatives can all influence whether several buyers see the same home as hard to replace.

How to use this without overgeneralizing

Area patterns are useful clues, not automatic pricing rules. The citywide report and detailed export use different groupings, so I use the report for broad conditions and the sold-property export to see where individual competition occurred. A seller still needs property-level comparisons.

What this means for your situation

Market statistics describe groups of properties, not the value or likely outcome of one individual home. Buyers should compare the property with the choices available in its exact price range and location. Sellers should look at the homes buyers can choose today, not only the sales they remember from a tighter market.

If I had to sum up July in one sentence: Bellevue’s above-list sales were concentrated most visibly in 98006 and Somerset, but they represented standout outcomes inside a market where most buyers had room to compare.
