Buying a home in Everett can feel confusing if you're only following regional housing headlines. One article says inventory is growing, while another says buyers are still competing for homes. The truth is, both can be true at the same time depending on what you're shopping for.
One of the biggest misconceptions about Everett is that it's one housing market.
It isn't.
Every month I analyze Everett using NWMLS data by housing type and residential resale price range because buyers don't compete against every home in the city. They compete against the homes they can actually afford.
Someone searching for a condo near Downtown Everett is having a completely different experience than someone looking for a detached home under $600K or a luxury home overlooking Possession Sound. Different price ranges attract different buyers, different levels of competition, and completely different expectations.
Everett also offers something many buyers are looking for today.
Compared to many neighboring cities, buyers can often find more home for their money while still enjoying waterfront access, established neighborhoods, major employers, and convenient commuter routes throughout Snohomish County.
That's why I created this guide.
Instead of simply listing neighborhoods, I want to help you understand what buyers are actually experiencing throughout Everett based on their budget and the type of home they're looking for. One of the things that stood out to me this month is that the homes selling quickly weren't selling because buyers were rushing.
They were selling because they were the right homes.
Well-maintained properties that were priced appropriately continued to attract buyers quickly, while buyers in other parts of the market had enough choices to slow down, compare options, and negotiate.
That's why understanding your specific part of the market is so important before buying or selling.
Condos & Townhomes (Low Maintenance Living & Entry Level Opportunities)
For many buyers, condos and townhomes provide one of the most affordable ways to become a homeowner in Everett.
Whether you're buying your first home, downsizing, or looking for a lower maintenance lifestyle, attached housing offers opportunities that can be difficult to find in detached homes at the same budget.
Downtown Everett continues to appeal to buyers who enjoy being close to restaurants, the waterfront, local events, and commuter options like the Sounder train. Other areas near Silver Lake, Casino Road, and North Everett offer a variety of established condominium communities with convenient access to shopping, parks, and major roadways.
One thing that separates Everett's condo market from many of its detached housing markets is choice.
Buyers often have more options available, giving them time to compare floor plans, HOA dues, amenities, and locations before making a decision.
That doesn't mean sellers can't be successful.
Homes that are clean, updated, and priced realistically continue to stand out. Buyers still recognize value when they see it, but they also have enough inventory to be selective.

If you're looking for a detached home under $600K in Snohomish County, Everett continues to be one of the strongest places to begin your search.
Compared to many surrounding communities, Everett still offers opportunities for buyers who want a detached home without stretching into significantly higher price ranges.
That doesn't mean buyers have unlimited choices.
Homes in this price range often attract first-time buyers, investors, and buyers relocating from more expensive markets who are looking for more home for their money. Because inventory remains relatively limited, buyers who find a home that meets most of their needs are often prepared to act.
Neighborhoods like Holly, Bayside, Lowell, Pinehurst, and portions of Cascade View continue to offer many of Everett's classic starter homes. Buyers may find charming Craftsman homes, mid-century ramblers, and established neighborhoods with mature landscaping, character, and the opportunity to build equity over time.
One thing I consistently see in this price range is that buyers recognize value quickly.
When a home is well maintained, priced appropriately, and presented well, it doesn't usually spend much time waiting for the right buyer.

For many buyers, this is where Everett offers the best balance between affordability, space, and neighborhood choice.
This price range attracts growing families, move-up buyers, and buyers relocating from South Snohomish County or King County who are looking for more home without leaving the region altogether.
Neighborhoods around Silver Lake, Gateway, Twin Creeks, and parts of Valley View continue to offer a variety of homes with larger floor plans, updated interiors, and convenient access to major employers, schools, and commuter routes.
One thing I like about this part of the market is that buyers often have enough choices to compare homes without feeling overwhelmed.
Instead of rushing into the first home they see, buyers can spend a little more time thinking about which neighborhood, layout, and features best fit their lifestyle.
That doesn't mean sellers can ignore preparation.
Homes that are move-in ready, priced realistically, and thoughtfully presented continue to attract strong buyer interest because buyers still recognize quality when they see it.

As buyers move into this price range, priorities begin to shift.
Instead of simply looking for more bedrooms, buyers are often searching for a home that better supports the next stage of life. Home offices, larger yards, updated kitchens, three-car garages, and neighborhoods where they can settle in for years all become increasingly important.
This price range attracts move-up buyers, professionals, and buyers relocating from areas where the same budget would buy significantly less home.
Neighborhoods like North Everett, the Historic Northwest District, Eastmont, View Ridge, and portions of the Mukilteo Boulevard corridor continue to offer a variety of homes with character, larger floor plans, and in some cases beautiful views of the Sound.
One thing I noticed while analyzing this month's market is that buyers didn't disappear in this price range.
They simply knew what they wanted.
Move-in ready homes that were priced appropriately continued to attract strong interest, while buyers took more time evaluating homes that needed updates or were priced above comparable properties.
That creates opportunities for both buyers and sellers.
Buyers have enough choices to compare neighborhoods, layouts, and condition before making a decision, while sellers who prepare their home well can still stand out from the competition.

Luxury Homes Over $950K (Views, Custom Homes & Limited Inventory)
One of the biggest surprises in Everett's housing market is what happens above $950K.
Many people assume inventory keeps growing as prices increase.
That wasn't the story this month.
In fact, one of the things that stood out most in my monthly market report was just how limited the luxury inventory remained compared to many buyers' expectations.
Neighborhoods like Rucker Hill, Grand Avenue, portions of the Mukilteo Boulevard corridor, and select areas overlooking the Sound continue to attract buyers looking for something unique. Whether it's historic architecture, panoramic water views, custom craftsmanship, or larger homes with premium locations, buyers at this price point are usually looking for much more than square footage alone.
Luxury buyers also tend to approach the market differently.
They're often very specific about what they're looking for and are willing to wait until the right property becomes available. At the same time, when a home offers exceptional views, thoughtful updates, and the features buyers expect, they don't hesitate to move forward.
That's one of the reasons I don't like making assumptions about luxury markets based solely on national headlines.
Every city behaves differently.
Everett's luxury market continues to be driven by limited inventory and buyers who recognize quality when they find it.
If you're buying, patience is important because opportunities may appear less frequently.
If you're selling, preparation, presentation, and pricing remain some of the biggest factors influencing how buyers respond to your home.
