What Made Homes Near Lake Cassidy, Machias, and Sunnyside Stand Out?

The wins were spread across the city

July’s standout Lake Stevens sales did not come from one subdivision or one budget. They appeared near Lake Cassidy, in Machias, and in the Sunnyside area, along with a higher-priced Frontier Airpark sale.

Each home gave buyers a reason

The Lake Cassidy-area rambler went pending in two days and sold nearly $70,000 above list. The Machias home sold about 6.2% above asking. The Sunnyside-area property offered broad views and sold about 5.6% above asking after going pending in three days.

Scarcity connected the examples

A useful rambler layout, airpark access, acreage, views, or a special setting can attract buyers from more than one search category. When several buyer groups see the same property as difficult to replace, competition can rise quickly.

Why sellers should not copy the premium

These properties were exceptions inside a market with more than 100 older active listings. Their outcomes should be studied for the reason buyers responded, not copied as a blanket pricing expectation for every nearby home.

What this means for your situation

Market statistics describe groups of properties, not the value or likely outcome of one individual home. Buyers should compare the property with the choices available in its exact price range and location. Sellers should look at the homes buyers can choose today, not only the sales they remember from a tighter market.

If I had to sum up July in one sentence: Lake Cassidy, Machias, and Sunnyside stood out because the individual homes offered scarce features that buyers could not easily duplicate elsewhere.
