Under $699,999: too small a sample for a broad conclusion

$1,250,000 to $1,449,999: sales declined while inventory remained elevated

Where the individual above-list wins occurred
This is where the Bothell market gets interesting.
The whole-city numbers show more inventory and more negotiating room, but that does not mean every buyer or seller experienced the same market.
Once I separated residential resale by price range, the market split into several very different stories.
Under $699,999: too small a sample for a broad conclusion
Only four resale homes closed in this range, compared with three one year earlier.
There were eight homes for sale, and the median closed home took 32 days to sell. Sellers received a median 94.2% of their original asking price.
On a $650,000 original list price, 94.2% equals approximately $612,300. That is about $37,700 below the original asking price.
But with only four closings, one unusual sale can move the median dramatically. I would not use this result to describe every affordable Bothell home. I would use it as a reminder that the lower price alone did not guarantee competition.
$700,000 to $849,999: more sales, but buyers still negotiated
Closed sales increased from eight to 12.
There were 22 homes for sale, and the median closed home took 18 days to sell. Sellers received a median 96.7% of their original asking price.
This was an active range, but activity and seller leverage were not the same thing. Buyers were willing to purchase, yet the middle seller still gave up part of the original price.
$850,000 to $1,049,999: the largest sales count
This range produced 15 closed sales, the highest count among the six resale price bands. That was up from 13 one year earlier.
There were 45 homes for sale, and the median closed property sold in 14 days. Sellers received 97.1% of the original asking price.
This feels like one of the healthier parts of the resale market. Buyers were active, but they had enough choices to remain price-sensitive.
$1,050,000 to $1,249,999: the strongest improvement in seller terms
Closed sales increased from five to seven, while inventory reached 64 homes.
The closed homes moved in a median of 13 days, and sellers received 99% of the original asking price.
That 99% result was the strongest seller performance below $1.45 million. It is also a good example of why inventory alone does not tell the whole story. There were many homes available, but the properties buyers ultimately chose performed well.
$1,250,000 to $1,449,999: sales declined while inventory remained elevated
This range recorded 11 closed sales, down from 16 one year earlier. There were 36 homes for sale.
The median closed home sold in 15 days, and sellers received 95.9% of the original asking price.
On a $1,350,000 original list price, 95.9% equals approximately $1,294,650. That is about $55,350 below the original asking price.
This is where pricing and presentation had to do more work. Buyers were still purchasing, but the median result shows that they did not automatically agree with the first price.
$1,450,000 or more: fewer sales, but the successful homes held their price
Nine homes closed, down from 12 one year earlier. There were 45 homes for sale.
Yet the homes that successfully closed moved in a median of only nine days, and sellers received 99.7% of the original asking price.
Wow… that is a very different result from the $1.25 million to $1.449 million range directly below it.
This does not mean every luxury listing was moving quickly. It means the luxury homes buyers selected were decisive wins. Unique location, condition, design, lot, or presentation can matter more at this level because the right property may be difficult to replace.
Where the individual above-list wins occurred
A separate detailed export contained 80 Bothell July sales, and four closed above list price.
Those wins were located in Downtown Bothell, the broader Bothell area of ZIP code 98021, Canyon Firs, and North Creek.
The Downtown Bothell property was the standout. It listed at $995,000 and sold for $1,102,000, or $107,000 above list price. The other three premiums were $35,800, $10,000, and $6,000.
That difference matters.
One dramatic sale should not be used to claim the entire city was experiencing bidding wars. The more accurate conclusion is that a small number of homes created competition while most buyers remained disciplined.

So which range was most competitive?
There is not one answer.
The $850,000 to $1,049,999 range produced the most closed sales. The $1,050,000 to $1,249,999 range gave sellers strong terms despite substantial inventory. The $1.45 million-and-up range produced the fastest median sale and the highest percentage of original asking price received.
Different definitions of “competitive” produce different winners.
If I had to sum up July in one sentence: Bothell was not one market, and the seller’s price range changed the balance of leverage almost as much as the home itself.
