Is It a Good Time to Sell a Home in Marysville Right Now?

Honestly, it can be a good time to sell in Marysville right now, but it really depends on what you own and where it fits in the market.

That is the part I would pay the most attention to.

The overall Marysville market looks pretty strong. Homes are selling, days on market is down, and sellers are getting what they originally asked for.

But that does not mean every seller is having the same experience.

Where sellers are seeing the strongest activity

The strongest activity is still happening in the lower and middle resale price ranges.

Under 599K, homes are moving quickly when they are priced right.

There are 23 detached homes available in this range, and 15 sold last month, so buyers are clearly still showing up here.

The 600K to 749K range also had a strong month.

A lot of the homes that sold in this range went over list price, especially the ones that were move in ready and showed well.

So if you own a home in one of these ranges, the buyer pool is still active.

But that does not mean you can just throw any price on it and expect the market to carry it.

Buyers are still comparing what is available.

Where sellers need to be more realistic

This is where condos, townhomes, and higher price points start to feel different.

New construction is also not outperforming the rest of the market right now.

Days on market is longer than the city average, and buyers are definitely comparing new construction with resale homes in Marysville.

Condos and townhomes also need more context this month because some of the sold properties were new construction townhomes classified differently in the NWMLS.

So if you are selling a condo or townhome, you really have to look at the actual property, not just the headline number.

What about homes over 950K?

This range is much more uneven.

I finally had enough activity to really look at this price point, and it pretty much behaved how I expected.

One home went under contract in only 4 days, but the rest sat much longer.

That is why the average is sitting at more than a month on the market.

So yes, homes over 950K can absolutely sell in Marysville.

But sellers need more patience here.

Buyers have more leverage in this range, even though there are not a ton of options available.

That means every home moves at its own speed.

So, is it a good time to sell?

If your home is in the lower or middle resale price ranges and it is priced well, clean, and shows nicely, then yes, this can be a strong time to sell.

If your home is a condo, townhome, new construction, or over 950K, it may still be a good time, but the strategy matters more.

That means pricing, condition, presentation, and expectations need to be dialed in from the start.

The market is not bad.

It is just not treating every home the same.

And that is why understanding where your home fits matters so much.
