Where Is Buyer Competition Strongest in Marysville Right Now?
Many buyers want to know where they are most likely to face competition. Fortunately, the showing-to-pending data gives us a clue.
In May 2026, the strongest buyer competition appeared in the Under $599K price range.
These homes received a median of 13 showings before going pending, sold in just 5 days, and sellers averaged 101% of their original asking price. Those are all signs that buyers were actively competing for available inventory.
The $600K to $749K range was also active, producing 24 pending sales and 23 closed sales. However, homes only needed about 8 showings before finding a buyer.
In the $750K to $949K range, the median home took only 5 showings to go pending.
The luxury market over $950K required only about 3 showings before going pending. That does not necessarily mean demand was weak. Luxury buyers often shop differently and tend to be more targeted in their search.
One thing to remember is that showing data only reflects homes that successfully closed. Active listings currently on the market could be experiencing something completely different.
The biggest takeaway is that buyer competition still exists in Marysville, but it is concentrated differently depending on the price range.
