If My Home Is Worth Around $700,000, What Is the Marysville Market Like Right Now?

by Brandice Raybourn

If your home would likely sell somewhere between $600,000 and $749,000, you happen to be sitting in one of the busiest parts of the Marysville housing market.

During May 2026, this price range had 37 active listings, 24 pending sales, and 23 closed sales. That was the highest number of closed sales of any resale price range in the city.

Homes sold in a median of just 6 days and sellers generally received 100% of their original asking price.

What I found especially interesting was the showing activity. The median home only required about 8 showings before going pending. Compare that to the Under $599K range, which needed about 13 showings. Buyers in the $600K to $749K range appear to be making decisions fairly quickly.

For sellers, this suggests there is still strong buyer demand when homes are priced appropriately and presented well.

For buyers, it means there is still competition, but perhaps not quite as intense as some of the lower-priced inventory.

Of course, every neighborhood, floorplan, lot size, and condition level can create a completely different experience. This is simply what happened across the overall market during May.
