This is probably the biggest thing sellers are noticing right now in Lake Stevens.

One home hits the market and is under contract almost immediately.

Another sits for weeks, drops the price, and still struggles to get attention.

And honestly, the difference usually comes down to how buyers perceive value right now.

The homes that are moving quickly are typically the ones that check the boxes buyers care about most. Good presentation, realistic pricing, strong location, or a layout that feels worth the payment.

The homes getting skipped are usually the ones where buyers hesitate.

Sometimes it is pricing.

Sometimes it is condition.

Sometimes it is just that buyers have more options now and are comparing everything more carefully.

Buyers Are Still Active

The interesting part about this market is buyers are still clearly out there.

Homes under 749K are still moving pretty quickly when something makes sense.

That tells me demand did not disappear.

But buyers are not moving with the same urgency across every home anymore.

They are being more selective.

Inventory Is Changing Buyer Behavior

The 600K to 749K range currently has the most inventory in Lake Stevens.

That matters because buyers have choices.

And when buyers have choices, they slow down and compare more carefully.

That creates a completely different experience for sellers than what we saw during the frenzy years.

Higher Price Points Feel Different

Once you start getting into the higher price ranges, the buyer pool naturally gets smaller.

That does not mean homes cannot sell quickly.

They absolutely can.

But the right buyer has to show up first, and there are simply fewer buyers shopping in those ranges right now.

The Bottom Line

Lake Stevens is not a market where every home automatically sells anymore.

The homes that are priced right and positioned well are still doing great.

The ones that miss the mark are getting skipped.
