Buyers are still active in Lake Stevens, but they are being much more selective about what they move forward with.

That is why some homes are going under contract quickly while others are sitting longer than sellers expected.

One of the biggest differences right now is buyers have more choices in certain price ranges.

The 600K to 749K range currently has the most inventory in Lake Stevens, which means buyers are slowing down and comparing homes more carefully.

When inventory was extremely low, buyers felt pressure to move quickly on almost everything.

That is not really the case right now.

At the same time, homes under 599K are still moving quickly when they are priced right and make sense for the payment.

That tells me buyers are not afraid to act.

They are just acting more intentionally now.

It is a market where buyers are weighing value very carefully.

That means pricing, presentation, condition, and location matter more than they did when everything was flying off the market.
