Is Seattle's $1.35M+ Residential Resale Market Still Strong? This Statistic Surprised Me
I'll be honest...
This wasn't the number I expected to see.
When I think about Seattle, I think about neighborhoods like Queen Anne, Magnolia, Madison Park, Laurelhurst, Broadmoor, Washington Park, and many others where higher-priced homes are part of the landscape.
So when I pulled the June housing data, I assumed there would be a much larger inventory of residential resale homes priced above $1.35 million.
Instead...
There were only 70 active residential resale listings across the entire city.
Out of more than 3,000 active listings in Seattle, that number genuinely surprised me.
A Small Inventory Produced Big Results
The inventory was interesting enough.
The performance was even more interesting.
During June:
70 active residential resale listings
35 pending sales
50 closed sales
The homes that successfully sold also shared some impressive statistics.
They went under contract in a median of just 7 days.
Sellers generally received 100% of their original asking price.
And the homes that sold saw a median of 10 buyer showings before going under contract.
It's important to understand what that last statistic means.
It doesn't tell us buyers toured ten different homes before making an offer.
Instead, it tells us the homes that successfully sold typically welcomed about ten buyer showings before finding the right buyer.
For sellers, that's a helpful way to understand what successful buyer activity looked like during June.
This Isn't a Tiny Sample Size
Sometimes one or two unusual sales can skew luxury statistics.
That wasn't the case here.
With 50 closed residential resale transactions, I think there's enough activity to confidently say this wasn't simply one exceptional property influencing the numbers.
The market produced a meaningful amount of data.
And collectively, that data points toward a residential resale luxury market that remained remarkably healthy during June.
Where Might Buyers Find Homes in This Price Range?
One thing that's easy to forget is how much variety exists within Seattle's higher-end market.
Depending on the property, buyers shopping above $1.35 million may be looking in neighborhoods such as Queen Anne, Magnolia, Madison Park, Laurelhurst, Green Lake, Capitol Hill, West Seattle, or many other established areas throughout the city.
Each neighborhood has its own personality.
Each attracts different buyers.
And each can behave a little differently.
That's one reason I always caution against relying too heavily on citywide averages.
Even within this single price range, buyers may be comparing very different types of homes.
So...Is Seattle's Luxury Resale Market Slowing Down?
Based on June's residential resale data...
I don't think that's the story.
That doesn't mean every luxury listing will sell in a week.
It doesn't mean every seller can name any price they want.
What it does suggest is that buyers remained active when the right home came on the market.
And perhaps the most surprising part of all...
There simply weren't that many residential resale homes available.
Out of more than 3,000 active listings throughout Seattle, only 70 fell into this category.
That was the statistic I kept coming back to.

When I started this report, I expected to write about how Seattle's luxury market was changing.
Instead, I found myself wondering something completely different.
Why were there only 70 active residential resale homes over $1.35 million in a city this large?
Sometimes the most interesting part of analyzing housing data isn't confirming what you expected.
It's discovering something you didn't.
For me, this was one of those moments.
