Where Do Bellevue Buyers Have the Most Negotiating Power Right Now?

If I were buying in Bellevue today, I would pay close attention to where sellers are making the biggest concessions.

One area that stands out is townhomes.

Townhome sellers received 96.0% of their original asking price on average, meaning they accepted roughly 4% less than they originally asked.

The under $1.199 million resale range was even more negotiable, with sellers receiving 94.4% of original list price.

New construction is another category worth watching. Builders had 101 active homes available and the median days on market was 52 days. That does not automatically mean every builder is negotiating, but longer market times often create opportunities for incentives, credits, or pricing flexibility.

Compare that to Bellevue’s luxury resale market above $2.15 million where sellers averaged 100.7% of original asking price.

That tells us buyers may have more negotiating power in some parts of Bellevue, but not all of them.
