Are Homes Selling Quickly in Snohomish Right Now?

What the May numbers are actually showing

On paper, the Snohomish market still looks fast.

The overall city is sitting at about 8 median days on market, and detached homes under 850K are moving especially quickly.

But just like last month, averages are not telling the full story.

Because what I’m seeing right now is a very split market depending on price point, condition, and positioning.

Where homes are moving the fastest

The strongest activity is still happening under 649K for detached homes.

There is very little inventory there, and when a home hits the market priced correctly, buyers are moving almost immediately.

That range is still highly competitive.

The 650K to 849K range is also moving quickly, averaging around 3 days on market, but sellers are not always getting full price even with fast sales.

That tells me buyers are active, but still paying attention to value.

Where things are slowing down

Once you move into the higher price points, buyers have more options.

Homes are still selling, especially over 1.25M, but inventory is heavier there and sellers are waiting longer for the right buyer to come through.

At the same time, there are still homes throughout Snohomish sitting on the market, along with canceled and expired listings.

That’s the part broad averages miss.

Because if homes were truly selling fast across the board, we would not still be seeing inventory sit.

What this feels like in real life

Well-positioned homes are moving quickly.

If a home is priced right, shows well, and fits what buyers are looking for, it is getting absorbed fast.

Everything else is seeing more resistance.

Buyers right now are comparing options carefully, especially once they move out of the lower price ranges.

That means sellers cannot rely on the overall market averages to carry them.

The real answer

Yes, homes are still selling quickly in Snohomish right now.

But speed is not automatic.

The homes seeing the best results are the ones that are aligned with what buyers actually value in today’s market.
