Are Sellers Getting Their Asking Price in Snohomish Right Now?

If you're thinking about selling, one of the most common questions is whether homes are actually selling for their asking price.

The short answer is yes in some parts of the Snohomish market, but not everywhere.

Looking at the most recent Snohomish housing market data, sellers across the city received 99.4% of their original asking price on average. In other words, homes sold for about 0.6% below asking price overall.

When we break the numbers down by housing type and price range, the results vary quite a bit.

Which Sellers Received Full Asking Price?

Several areas of the Snohomish market sold at their full asking price on average this month.

Condo sellers received 100% of their original asking price.

Homes priced between $650K and $849K also sold for 100% of asking price on average.

Homes priced above $1.25M averaged 100% of their original asking price as well.

These were the only segments of the market where sellers received their full asking price on average.

Which Sellers Accepted Less Than Asking Price?

Most other parts of the market sold below asking price to some degree.

Homes priced under $649K sold for 97.2% of their original asking price on average, or about 2.8% below asking price.

Homes priced between $850K and $1.049M sold for 98.7% of asking price, or about 1.3% below asking price.

Homes priced between $1.05M and $1.249M sold for 96.4% of asking price, or about 3.6% below asking price.

New construction homes sold for 95.0% of asking price on average, or about 5.0% below asking price.

Townhomes sold for 94.5% of asking price on average, or about 5.5% below asking price.

What Stands Out?

One of the more interesting things about this month's data is that sellers receiving full asking price were not concentrated in just one area of the market.

Condos made the list.

Mid-range resale homes made the list.

Luxury homes made the list.

Meanwhile, several other housing types and price ranges sold below asking price on average.

The results were spread across multiple parts of the market rather than one single area or housing type.
