Are Seattle Buyers Still Competing for Homes in July 2026?

Yes, but not for everything

Seattle had 3,172 homes for sale in July, up from 2,636 one year earlier. Closed sales fell from 815 to 697, while pending sales moved from 795 to 749. Buyers had more choices and did not need to compete indiscriminately.

The citywide result was steadier than the headlines

The median closed seller received 99.2% of the original asking price, unchanged from last July, and the median time to find a buyer moved only from 12 to 13 days. That tells me the homes that successfully sold were still performing reasonably well.

Where competition showed up

A separate detailed export contained 495 Seattle July sales, and 156 closed above list price. That is substantial, but it also means most did not close above asking. Competition concentrated in individual neighborhoods and homes that gave several buyers the same reason to act.

How buyers should approach this

A buyer should not assume that more inventory guarantees a discount on a standout listing. The right question is how replaceable the home is. Sellers need to understand that citywide competition does not automatically transfer to every property.

What this means for your situation

Market statistics describe groups of properties, not the value or likely outcome of one individual home. Buyers should compare the property with the choices available in its exact price range and location. Sellers should look at the homes buyers can choose today, not only the sales they remember from a tighter market.

If I had to sum up July in one sentence: Seattle competition remained real in July, but buyers directed it toward standout homes instead of treating every listing the same.
