Are Buyers Negotiating in Snohomish Right Now?

The short answer

Yes… but it depends entirely on the price range.

One of the biggest mistakes buyers and sellers make right now is assuming the entire market is behaving the same way.

It’s not.

Some homes are still getting strong competition and going over list price, while others are seeing buyers negotiate or wait for price reductions.

Where buyers have the least negotiating power

The toughest range right now for buyers is still the detached market under 649K.

Inventory there is extremely limited, and homes that are priced correctly are getting absorbed quickly.

That is the range where sellers still have the most leverage.

When buyers are competing against multiple offers, there is naturally less room to negotiate.

Where negotiations are happening

The interesting shift this month is happening in the 650K to 849K range.

Homes there are still selling quickly, averaging around 3 days on market, but sellers are only averaging about 97.5 percent of their original list price.

That tells me something important.

Even though buyers are active, they are still pushing back on pricing and sellers appear more willing to accept early offers instead of waiting for something stronger.

That is a very different dynamic than a market where everything is escalating over asking price.

Higher price points have more flexibility

Once you move into the higher price ranges, buyers generally have more room to negotiate simply because there are more options available.

Over 1.25M, inventory is much heavier than the lower ranges.

That does not mean sellers are giving homes away, because many are still selling close to their original list price, but buyers usually have more time to compare properties, negotiate terms, and move at a slower pace.

What this feels like in real life

Right now, buyers are negotiating based on value.

If a home feels overpriced, has condition issues, or has competition nearby that looks stronger, buyers are noticing it.

At the same time, when a well-positioned home hits the market in a competitive range, buyers are still moving quickly and aggressively.

That’s why negotiations right now are very situational.

The real answer

Yes, buyers are negotiating in Snohomish right now.

But they are not negotiating equally across every price point.

The lower end of the market still feels competitive, while higher price points and overpriced listings are giving buyers more room to push back.
