Are Bellevue Buyers Gaining Negotiating Power in August 2026?

The short answer

Yes, Bellevue buyers gained negotiating power in many situations, but not on every home. July ended with 663 homes for sale compared with 464 one year earlier, a 43% increase in choice. Closed sales fell from 152 to 131, and pending sales moved from 134 to 122. Buyers did not disappear. Supply simply grew much faster than demand.

What sellers actually received

The median closed seller received 96.6% of the original asking price, down from 97.5% last July. On a $1,500,000 original list price, 96.6% is about $1,449,000, or $51,000 below the first asking price. That is a marketwide middle result, not a promise that every buyer can negotiate the same discount.

Why the individual home still matters

The median closed home took 15 days to find a buyer, only two days longer than last year. Strong location, condition, presentation, lot, or scarcity could still create urgency. The leverage showed up when buyers could find a comparable alternative and felt comfortable walking away.

What I would do with this information

Buyers should compare the home with its true competition before deciding how aggressively to negotiate. Sellers should treat the first price as a positioning decision, not a wish. With hundreds of alternatives available, the home has to make its value clear immediately.

Buyers should compare the property with the choices available in its exact price range and location. Sellers should look at the homes buyers can choose today, not only the sales they remember from a tighter market.

If I had to sum up July in one sentence: Bellevue buyers had more negotiating power because they had more choices, but standout homes could still make that leverage disappear quickly.
